QUARTIER LANGWASSER SÜD, NÜRNBERG
With more than 20,000 residential units, WBG Nürnberg GmbH is the largest housing association in the north of Bavaria. In the Nuremberg district of Langwasser, the WBG’s holdings in the “Langwasser Südost” housing estate to the south are now being modernized and structurally developed. To this end, the existing buildings from the 1950s to 70s are being renovated, converted and new buildings erected. The planned neighborhood development includes energy-efficient modernization and the construction of apartment-related tenant gardens. More than 10,000 residents currently live in the housing estate on the edge of the city.
The “Langwasser Südost” district was planned and built in accordance with the urban development model of a structured and open-plan city with generous open spaces and green corridors close to residential areas. Today, the open spaces are characterized by a valuable stock of trees. Thanks to its open space structure and the green corridors, the district is well connected with the ecologically valuable green spaces in the surrounding area (Langwasser landscape conservation area) and therefore offers great potential for promoting biodiversity.
In accordance with the methodical AAD steps and in the context of existing and neighboring habitats such as the “SandAchse Franken”, a catalog of measures was developed for integrating the needs of target species into the planning of buildings and open spaces of redevelopment and new construction projects.
The catalog includes extensive measures such as structurally rich vegetation areas, an extended sand axis, small bodies of water, evaporation areas, diverse settlement edges as well as green and vegetated facades and roofs. These measures are being implemented throughout the entire housing estate.
AAD is also involved in the concrete implementation of five different reference projects. Two of these projects are the WHA new-build project and the modernization project at Reinerzer Strasse 52-54.
